Oxtek X220 Moisture Fix Concrete Sealer 5L is a single-pack, one-application treatment for existing concrete with high moisture content. It penetrates the substrate to help densify, harden and waterproof concrete while reducing the preparation required before suitable flooring and coating systems are installed.
Moisture Control for Flooring and Coatings
X220 Moisture Fix creates a penetrative moisture barrier without forming a membrane. This trade-friendly approach allows suitable follow-on flooring and coating work once the required testing, preparation and waiting time have been completed. The system is included in AS 1884:2021, Floor coverings — Resilient sheet and tiles — Installation practices.

Application and Waiting Times
- For existing concrete: apply by pour or broom/spread application to clean, porous concrete.
- For new concrete: apply at the time of concrete placement, following the Oxtek application instructions.
- Existing substrates may proceed to suitable topical flooring or coating installation from 24 hours after treatment, subject to testing and product requirements.
- When applied at the time of concrete placement, allow 14 days before suitable topical flooring or coating installation, subject to testing and product requirements.
- Always confirm moisture readings, surface suitability, coverage and installation timing with the current Oxtek and flooring or coating documentation.
